RFP - Roof Inspection

The Town of New Milford (Town) seeks the services of a professional consulting firm licensed in the State of Connecticut with town/school roof inspection experience to provide consulting. The project goal is to assist with planning of roofing repairs and replacements for Town-owned buildings. Question Submission Deadline:September 19, 2022, 8:00am Question Response Deadline:September 22, 2022, 5:00pm Interviews completed by:October 20, 2022 Contract Awarded by Town:October 27, 2022 Tentative Project Completion Date:October 31, 2023 The Town of New Milford invites detailed Proposals from qualified Consultant firms with expertise in Town/School owned Facility Roof Inspection Services. Consulting services will include an assessment qualified firms familiar with the State of Connecticut Building Codes and experienced in performing inspections of existing roof conditions on various Town/School Owned buildings to assist with planning of roofing repairs and replacements as described in the Scope of Work section of this request. The goal of the Town is to inspect the roofs of the listed buildings and create a record of existing roof types, condition of the roof and estimated life expectancy to facilitate effective replacement planning of the roofs. As part of this RFP the Consultant is require to provide an estimate of remaining roof life, replacement materials and estimates of estimated costs to repair or replace the roofs. The Consultant must be familiar with the State of Connecticut School Grant application process. The Town seeks a qualified firm experienced in performing inspections of existing roof conditions for various Town/School Owned buildings and to assist with planning of roofing repairs and replacements. At a minimum the inspections are to include: 1. Inspect existing roof areas listed at the end of this document. 2. Provide comment on existing roof construction type, flashings, venting, drains and all other appurtenances. 3. Note presence and thickness of insulation. 4. Determine functional remaining life of existing roof. 5. Recommend repairs that could extend existing life of each roof and the estimated value of the repair costs. 6. Provide the estimated replacement cost of each roof area. 7. Recommend maintenance that could extend existing life of each roof area. 8. Recommend roofing replacement product (s) for each building. 9. Report on life expectancy of the recommended roofing. 10. Report on maintenance requirements and frequency of maintenance for each new roof. The method of Contractor Selection has not been Determined at this time
