Description | 1 Roof Replacement: Tear off all layers of existing shingles and replace the entire roof. Provide ice and water shield a minimum of 3 feet wide at all roof edges, and valleys, install synthetic roofing felts, and metal drip and apron flashing. Install new roof vents per code. Provide all necessary flashings, and minimum 30 year dimensional shingles 2 Roof Replacement OSB Sheathing: As part of the roof replacement work in work item #1, install 7/16" OSB sheathing over the entire deck. (Field verify that the existing roof has gaps between the deck boards. If it does not, this work item will be deleted. 3 Chimney Repairs: Re-flash the chimney with metal flashing color matched to the roof. 4 Siding Repairs: Re-secure the loose siding pieces and replace one missing section, with color-matched siding. Seal all joints with color matched sealant 5 Door Replacement: Replace the existing side entry (East) door with a metal clad exterior door with a high upper-lite. Install a thumb-turn deadbolt and locking handle, keyed alike. Paint all exposed wood trim work; jambs and brick molding, etc 6 Alarms: Install a combination smoke/CO alarm in the basement, first floor, second floor. All alarms shall be sealed battery, 10 year lithiumion units. 7 Furnace Repairs: A.) Re-seal the penetrations through into the return ductwork B.) Replace the condensate drip tube with a longer tube so that it reaches into the condensate drain pump. 8 Leaky Plumbing Pipes: Replace the leaky and deteriorated galvanized water pipes and valves near the water heaters, and one galvanized "T" near the first floor bathtub drain. For all repairs: copper piping and galvanized piping must be separated by a dielectric union 9 Faucet Repair: Secure the loose kitchen faucet. (The fastening nuts have become loose.) 10 Water Supply Valve Leak: The cold water supply valve under the kitchen sink is leaky. Correct or replace it to resolve the leak issue 11 Electrical Repairs: A.) Install cover plates at all outlets and switches which are missing plates. B.) Install a box extension and cover plate at the bathroom switch gang-box so that the box is not set excessively back from the face of the wall. C.) Properly terminate the existing wire conduit under the kitchen sink (from a former garbage disposal) in a metal junction box with a solid cover. 12 Stairway Door: Replace the broken door into the upper unit with a 20 minute fire-rated solid core door. The door shall be finished, either stained/varnished or painted, per owner. Install a locking door handle and deadbolt, keyed alike. 13 Electrical Outlet/Circuit Repairs: The owner reports that the outlets in the living room are non-functional. Locate and correct any wiring or receptacle issues to restore functionality of all receptacles. |
