Description

The Ohio State University is seeking qualifications from interested Construction Manager at Risk (CMR)teams to complete the OSU East Talbot Hall Elevators/ Tower Dumbwaiter project. Elevator upgrades shall include renovation and replacement of existing elevator equipment, machine room and cab. General Contracting, HVAC, Plumbing, Electrical, and /or Fire Alarm along with Fire Protection Work will take place in each elevator machine room, shaft, and pit. It is the responsibility of the team to verify that the elevator and associated infrastructure complies with current code. This is a major elevator modernization in a working hospital environment, which is open for public business and will continue to operate through the phases of the work. A concurrent work and modernization plan in conjunction with operations will be integrated into the Bid Documents. This project is in (2) separate buildings with 2 separate permits and should be phased to run simultaneously. The work in Talbot Hall is to replace the existing operation equipment and controls of elevators 12 & 13for Code compliance and OSU building standards. Interior cab finishes will be an alternate. There is not a lot of known information about these elevators, they are traction, have six stops and are original to the building. These are the only two elevators in Talbot Hall construction will need to be phased in a manner such that only one elevator will be taken out of service at a time. The dumbwaiter work in the Tower consists of a 3-dumbwaiter system. Intent is to upgrade equipment and controls of all 3 dumbwaiters for the Code compliance and OSU building standards. 2 of the dumbwaiters will serve the new surgical cart sterilization program. This will require an increase in rated capacity, larger hoist ways and entrances at landing B, 2 & 4.The 3rddumbwaiter will remain the same size and continue to carry food to all floors. Currently one of the dumbwaiters serves food to all floors. If beneficial to the overall timeline, it can be discussed to turn over all 3 dumbwaiters for a single construction phase.
