Description | The Town of Hilton Head Island is soliciting sealed bids from qualified contractors to re-roof the building located at 70 Shelter Cove Lane, Hilton Head Island, SC 29928. 1. Roof is approximately 29,000 square feet. 2. Completely tear-off and remove architectural shingles to include underlayment from the entire roof. Re-roof with Architectural 25 yr. comparable single. Color to be determined by the Town. 3. Tarps are to be used to cover A/C units, landscaping, gutters, decking and building during tear-off. 4. Magnet must be used to sweep yard and clean gutters removing any nails and debris upon completion of daily shingle removal. 5. Secure popped nails in existing plywood decking if needed. Inspect/Replace any damaged or rotted plywood decking with full 4'x 8' sheets of plywood. Allow for 20 sheets in your estimate, unused sheets to be refunded to the Town upon completion. 6. Install underlayment over the sheathing before installing new shingles per manufactures specifications. 7. Install self-sealing Ice & Water Shield/Dam Protection in all valleys, and around vents. 8. Install 36" granular valley rolls over Ice and water shield in all valleys. 9. Install metal flashing (drip edge) along perimeter of gutters and rake boards extending the new roofing shingles 1" over the rake edging. 10.Install starter strip shingles around the perimeter before installing new roof shingles per manufacture specifications. 11.Contractor shall install all new vents and vent boots. 12.Contractor shall replace flashing around all beams secured to the roof from the open vestibules located above entry doors. 13.Contractor is responsible for installing singles under vestibule anchors in roofing. 14.Each shingle shall be hurricane nailed with a minimum of six (6) 1-1/4" roofing nails per shingle. 15.Install continuous ridge ventilation system installing asphalt hip and ridge shingles over the new flex roll ridge vent. Asphalt Roof caps are to be hand nailed. 16.Keep work area neat cleaning debris daily throughout the duration of the project. materials and ladders can be stored on site. Town accepts no responsibility for missing equipment or materials. Contractor must secure. 17.Contractor shall install gutter guards along the eves after roofing is installed. 18.Contractor is responsible for all dumpsters and removal fees. On site location of the dumpster as designated by the Town. 19.Contractor shall secure all necessary permits and arrange inspections. 20.Contractor must install new roofing/ vents, and ridge cap following manufactures specifications. 21.Contractor must keep all doorway clear of debris during business hours. 22.All work must be completed within 60 days of being awarded the contract. Contractor is responsible for tarping areas and making sure they are sealed from the weather during the project. 23.Contractor will supply all necessary insurance policies, Contractor's license, and Town of Hilton Head Business License |
