Description

Lake Washington School District (LWSD) is using the GC/CM delivery method to promote a collaborative, informed and efficient delivery process. This project meets three out of the six RCW statute requirements for GC/CM delivery as follows: 1. The implementation of the project involves complex scheduling, phasing, or coordination; 2. The project involves construction at an occupied facility which must continue to operate during construction; 3. The involvement of the GC/CM during the design phase stage is critical to the success of the project. Intent to Bid Due Date: Jul 24th 2023, 5:00 PM PDT The project consists of the on-site replacement of an existing elementary school at Louisa May Alcott (Alcott) and Samantha Smith (Smith) Elementary School sites, and associated site support spaces, parking, utilities, storm water detention. There are two phases of construction for this project which includes construction at two existing elementary schools. The first phase of construction is the Alcott Core Expansion with Mahlum Architects as the architect of record. For the subsequent phase(s), LWSD is in the process of selecting an architect who will be providing a prototypical design for both new Alcott and Smith. The Alcott Core Expansion project is currently funded. The Alcott and Smith Modernization or Rebuild & Enlarge Projects are funded through 50% schematic design. Subsequent design phase and construction on the Alcott and Smith Modernization or Rebuild & Enlarge Projects are not currently funded, and this scope is contingent upon pending future funding. LWSD anticipates that the project will be authorized on a phased basis, as funding is confirmed and received.
