Description | Roof Replacement & Exterior Painting at Essex Street Elderly Housing 667-5. Location- 245 Essex Street, Beverly, MA 01915 The Project consists of: Roof replacement & exterior painting at eight (8) one-story buildings including selective siding and trim repairs/replacement and all related work as shown on the Drawings and Project Manual. The work is estimated to cost $ 360,000.00 Sub Bid Deadline 3/29/23 Time 2:00 P.M. Sub Bid Category Painting Value reflects from GC bidding project The participation goals for this project shall be 15.3% for minorities and 6.9% for women. A. The work under the Contract consists of: 1. The Essex Street Elderly Housing development, built in 1965, consists of eight (8) single story residential buildings containing 50 one-bedroom apartment units. There are 3 distinct building types including four Type 1 Buildings with 8 units and a boilerroom, one Type 2 Building with 6 units and a boiler room, and three Type 3 Buildings with 4 units and no boiler rooms. Buildings A-D are Type 1 Buildings, Building E is Type 2, and Buildings F, G & H are Type 3 Buildings. The buildings are of wood frame construction with pitched gable roofs and a combination of brick veneer walls and cedar shingle siding at gable ends and front entries. There are several small gable roofs perpendicular to the main roof at front entries and boiler rooms. There are no gutters on the buildings. 2. Asbestos test performed indicate no asbestos-containing materials in the roof shingles, roofing felt, flashing adhesive, etc. refer to Sampling of Suspect Building Materials included under Specification Section 02.41.00. 3. Roof Replacement: a. Remove and dispose of all existing shingle roofing at all buildings, as indicated on the drawings, including all associated felt paper, ice sheets, flashing, metal work, etc. down to the existing wood substrate. b. Check all roof sheathing and replace where necessary as directed by the architect, for bidding purposes, assume replacement of 800 square feet of deteriorated wood roof. Refer to section 01.22.00 - Unit Prices where scope and description of unit prices to the contract requirements are given. c. Re-flashing of all roof penetrations including plumbing vents, "whirlybird" type turbine vents, chimney flashing, etc. d. Furnish and install new self-adhering leak barrier - 2 courses at all roof eaves. e. Furnish and install new asphalt roof shingles, aluminum drip edges, roofing felt, vent collars, ridge vents, rain diverters, and all related work as shown on the drawings. 4. Gable End Wall Repairs/Replacement: a. Remove & dispose of all existing rake boards, cedar shingle siding, building paper, wood gable vents. b. Fill-in gable vent openings including new wood nailers, batt insulation, and plywood wall sheathing to match existing. c. Furnish and install new hardboard lap siding, building wrap, and PVC rake boards. 5. Selective Siding & Trim Repairs/Replacement as shown on the drawings. 6. Replacement of 50 deteriorated wood kickboards with new 3/4" PVC kickboards at all rear apartment entry doors as shown on the drawings. 7. Scrape & paint entire wood soffits and eaves including wood/PVC door & window head trim at all main roofs - NOT including previously painted existing front entry soffits & eaves. 8. Tree trimming and pruning as shown on the drawings. 9. All areas are to be swept clean of nails and debris. 10. Disposal of all items above at a legal off-site dump in accordance with all laws, ordinances, rules and regulations pertaining to the disposal of materials from the job site. 11. The restoration of any items damaged or destroyed by encroaching upon areas outside of the project site. 12. Providing and restoring, where appropriate, all temporary facilities. 13. All Work either shown on the drawings or included in the specifications unless specifically indicated as not to be done. Work complete within 65 consecutive calendar days. |
