Description | The University of Nebraska Medical Center intends to procure a qualified contractor to provide pre-construction services and construction services as the Construction Manager at Risk (CMR) for the UNMC College of Dentistry Building Modernization project. The estimated construction cost for the CMR Guaranteed Maximum Price (GMP) is $9,000,000. The total estimated construction budget including the GMP, in-house construction services, and the Owner's contingency is $14,000,000. The existing UNMC College of Dentistry facility at 4000 East Campus Loop South is a two story structure with over 118,000 BGSF of mixed educational, research, and outpatient medical occupancies. This project is intended to modernize much of the existing facility by fulfilling significant deferred maintenance items, modernizing remaining outdated classrooms, and updating the auditorium with finishes and technology to support contemporary pedagogy and meet ADA requirements. The project will also improve student and faculty areas by creating collaborative, motivating, and restful support spaces. Office spaces will be renovated to incorporate new University standards for workspaces, will promote greater partnering, and will be more efficient through an open office layout. Research laboratories will be reconfigured to allow for recruitment of additional research faculty, improved collaboration among investigators, and maximize existing space. Restrooms will be updated to create ADA accessibility wherever possible. Mechanical, electrical, and site improvements will also be undertaken to improve energy efficiency of the building, occupant safety, and visual appeal.
