Description | A leak in the condensate line from one of the office furnaces caused water damage to the attic spray-foam insulation and office ceiling. This work includes the removal and disposal of the damaged insulation and wall and ceiling sections; replacement of the section of insulation; and repairs to the ceilings and walls. Restore exposed finishes of patched areas and where necessary extend finish restoration into retained adjoining work in a manner which will eliminate evidence of patching and refinishing. It also includes the replacement of the existing Schedule 40 condensation drain pipe, heat tape system, and insulation with new High Density Cross-linked Polyethylene (PEX) tubing, heat tape system and pipe insulation. Once the wall and ceiling sections are removed, work with the Contracting Officer to determine the existence of mold. In the event that mold is discovered, it will need to be remediated prior to completing the repairs. However, the remediation of mold is not considered part of this work. The existing insulation is NCFI Spray Foam System 12-002 which is a two component, self adhering, seamless spray applied polyurethane insulation system. It was placed to an R-38 value. This will be matched. Replace the existing condensation drain line with the same diameter PEX tubing installed to drain to the mechanical room without low spots. Horizontal runs of tubing shall slope at least 1/8" per foot in the direction of discharge. All fittings and connections shall be made in accordance with the manufacturer's installation instructions. Provide allowance for thermal expansion and contraction of PEX tubing passing through a wall, floor, ceiling or partition by installing through an appropriately sized sleeve as needed. Support PEX tubing as recommended by manufacturer. The existing heat cable system is Raychem, RayClic and includes a sensor that shall be placed in the attic space. Replace the system in kind. The system shall be self-regulating, cable wrapped around the condensate line. Do not use adhesive on PEX tubing. Install new pipe insulation compatible with heat cable system in accordance with manufacturer's instructions. Replace any damaged batt insulation in the walls to match existing. Replace gypsum board to match existing including all taping, spackling and priming. Prepare as necessary. Apply two coats of Sherwin Williams ProGreen low VOC paint, SW 7006 Extra White color on ceiling and SW 6112 Biscuit color on the walls. Reuse any wall paneling, molding and trim. |
