Description

EXTERIOR a) Paint exterior complete including deck/porch ceiling. Removing excess spray foam repairs and apply stucco/wood patch as needed. (adhere to all prep work including pressure washing structure) b) Repair deck. Remove and replace rotten/broken deck boards, floor decking, and rotten joist tails. c) Apply a wood epoxy product like Safe T Paint, or equivalent, to floor decking. d) Service all four sliding glass door units by cleaning, and adjusting and straightening tracks. Replace all wheels. Re-Screen all screen doors. e) Adjust front door for proper fit and function. PLUMBING a) Replace all lavatory and washing machine valves including supply lines/ hoses. Repairing drywall as needed. (excludes Kitchen) b) Replace all toilets with water conserving 1.28 gpf, comfort height units including new valves and supply lines c) Replace water heater to code d) Replace main water shut off to unit. ELECTRICAL a) Fill open space in breaker panel with blank cover. b) Replace utility room light with a 4-inch LED Surface Mount Disk Light and add switch. c) Replace all outlets and switches throughout with tamper resistant units, GFI where required. (Note bathroom outlets are GFI Breaker backed, Check front porch light for correct 4way wiring) INTERIOR a) Paint bathrooms (3) complete. Walls, ceiling and trim. b) Pull up and re-lay and finish 2nd floor landing laminate flooring. (Client supplied materials) c) Replace locking door knob on upstairs hall bath door. d) Paint all four upstairs interior doors off of landing. (White Semi-Gloss All sides) e) Replace upstairs hall bathtub and tile tub surround. Removing existing surround to studs and installing cement board backer and new tile. Replace valves, trim and drain. Replacing any soft/rotten floor decking. Use water proofer such as RedGard or equivalent. f) Repair master bath shower. Remove and replace tiled surround and pan. Installing cement board backer such as Durock or equivalent (on walls and under liner), new liner, drain, valves and trim. Replace any soft/rotten wood. Use water proofer such as RedGard or equivalent. (clean and re-use shower door) g) Remove and replace master bath floor tile. Replace any soft/rotten subfloor, installing cement board over subfloor. Incudes new baseboards. ROOF Re-roof complete remove existing roof coverings and install minimum 30 yr. architectural shingles. (Tamko Heritage series “Rustic Cedar”) for Mansard roof and a 30yr. Modified Bitumen for flat. Replace all drip edge and damaged flashing. Replace all soft/rotten decking, soffit and fascia. (Including area over deck). SMOKE DETECTORS Install 10-yr battery-life and replace hardwired smoke detectors per code
