Description | The Project consists of two, two-story apartment buildings, housing a total of 32 separate units. All 32 units are 2- bedroom, 1.5 bath. All units equipped with living room, kitchen, washer and dryer. Five of the units will be fully accessible, constructed according to Section 504 of Rehabilitation Act. These units will be designed and constructed to Virginia Housing's Universal Design standards. One of these will be designated a sight and hearing-impaired unit and will receive additional accessibility upgrades associated with these impairments. Community amenities will include accessible route sidewalk sections and infrastructure for high-speed internet throughout the site. This Project shall comply with current EarthCraft standards for Virginia Multifamily for Rehabilitation - Gold Level, as well as the US Departments of Energy's Zero Energy Read Home (ZERH) Program Requirements in accordance with the VA Department of Housing and Community Development's (DHCD) Housing Innovations in Energy Efficiency (HIEE) Program. Engineering and site schematic design is currently underway and finalized scopes of work are expected by January 2023. The Design Team will engage the chosen General Contractor in preconstruction services soon thereafter. The Construction documents are expected to be completed in two phases - preconstruction and construction. Site work will commence on the Project as soon as the GC is under contract and permits are obtained - anticipated Notice to Proceed in May 2023 All questions and inquiries shall be directed to: Hunter Snellings, Director of Affordable Housing Development hsnellings@peopleinc.net Each proposal shall follow the format specified by People Incorporated Housing Group in the RFQ. People Incorporated Housing Group will field a committee tasked with screening and evaluating responses, conducting interviews, and procuring a GC on qualifications according to the criteria indicated within the RFQ. At any point in the process, People Incorporated Housing Group reserves the right to disregard informalities and irregularities and to reject any and all responses at its sole discretion.
