Description

Roanoke City Public Schools ("RCPS", "Owner") is soliciting Statements of Qualifications ("SOQ") from Construction Managers ("CM") interested in providing pre-construction and construction services for the Preston Park Elementary School Project ("Project") located at 3142 Preston Avenue NW, Roanoke, VA 24012, using the Construction Manager At-Risk ("CMAR") method of project delivery. The Project consists of a constructing a new school (grades K through 5) on the existing school site located at 3142 Preston Ave, NW, Roanoke, VA 24012. The new school will have a capacity of 540 students. The new school is to be built while the existing building remains in service. Upon occupancy of the new school, the existing school is to be demolished. RCPS intends to execute the construction the Project through this procurement process, utilizing the services of a single CM firm, due to the complexities of constructing a new school on an existing and occupied school site, involving community input early in the process, and the lingering effects of the pandemic and other global and national factors that are impacting supply chain and market conditions. Working on an occupied site during the duration of the work will involve a phased construction process, requiring close coordination with RCPS staff and consideration of its academic calendar.
