Handrails - Repair defective handrails to code Re-Roof - Tear off the existing's shingle. Install new 7/16" decking over the existing decking. Provide ice and water shield at minimum of 3 feet wide at all roof edges and valleys. Provide synthetic underlayment, metal drip and edge flashing required. Install new roof vents per code. Provide all necessary flashings and 30 year dimensional shingles at a minimum. Chimney - Tuck point, reflash, provide new crown and rain cap Gutters and downspouts - Replace gutters with 5" seamless aluminum gutters to include porch. Re-use downspouts and install adapter to discharge on to the inlet Alarms - Provide and install Carbon Monoxide and Smoke Alarms in the basement, first floor unit and second floor unit. Provide and install smoke alarms in every sleeping room. Detector shall be sealed and with a ten year lithium ion battery. Contract with a pest control company to perform an inspection and treatment of all pests. Construction related work should start no sooner that 5 days post treatment. General cleaning - Remove debris from the basement, first floor, second floor and premises and dispose properly Handrails - Repair defective handrails to code. Bathtub - Install new bathroom surround Floor - Replace underlayment and install new flooring material (no vinyl tiles) Floor - Remove defective flooring material. Install new flooring materials and moldings Stairs - Repair defective risers and treads Dryer - Reconnect dryer vent to the dryer.
