Description | Development of Rural Workforce Housing. The City of Tifton is seeking proposals from developers or interested parties for the development of workforce housing in the City of Tifton. The city intends to work with the selected developer to prepare an application for the Rural Workforce Housing Initiative grant opportunity from the One Georgia Authority. If awarded, the City would pay for and install the infrastructure for a housing development in order to create a workforce housing stock and promote homeownership opportunities. The City of Tifton, Georgia reserves the right to reject any or all proposals including without limitation, the right to reject any or all nonconforming, nonresponsive, unbalanced or conditional proposals. It further reserves the right to waive any and all technicalities and informalities in the proposal process and to make an award in the best interest of the City of Tifton. Question Submission Deadline October 16, 2023 at 5:00PM Due to the rising costs of residential homes and inflation, many residents within the City of Tifton are unable to purchase a home. Additionally, there is a limited supply of houses that are affordable. For many developments, the significant costs for infrastructure, such as the installation of water, sewer, stormwater, and roads are among the factors that contribute to a higher sales price. The city is seeking to provide the infrastructure for a new housing development to further the goal of increasing and jumpstarting the supply of workforce housing, to reduce the cost to build new housing, and to meet the City's residential housing needs. The city will be applying for Rural Workforce Housing funds from the OneGeorgia Authority to help pay for the infrastructure costs. For this program, the city will work with a developer for the creation of workforce housing. If awarded, the city will have the infrastructure installed for the development and the developer will build/sell the houses. The City is competitively bidding this opportunity to ensure fairness and to create the best overall outcome for city residents. A selection panel will be tasked with evaluating all proposals and selecting the most competitive one. City staff will present the proposal to the City Council for review and approval. Once a developer has been selected, the city and developer will work together to compile all documents required for the grant application by the January 12, 2024 deadline. Award announcements are expected to be made by the OneGeorgia Authority in April, 2024. |
