Description | The project scope is generally comprised of the roof replacement of approximately 79,227 +/- square feet, including but not limited to new insulation, fascia metal, coping metal, trim metals, drainage accessories and new through-wall metal counter flashing. A. On Roof Area A, the roof replacement work includes the removal and replacement of identified areas of wet insulation (approx. 3,289 sf) and installation of a new ½-inch cover board insulation and a new 60 Mil single ply PVC/KEE roof membrane system including corresponding flashings and drainage accessories as outlined in detail below. B. On Roof Areas B, C, D, E, F, H, K, L, M, N, O, I & L, the roof replacement work includes the removal of the existing roof systems down to the existing steel roof deck along with the corresponding flashings and existing insulations as outlined in detail below. The new work includes the installation of a new 60 Mil PVC/KEE single ply membrane roof system including new insulation, corresponding flashing, and drainage accessories as outlined in detail below. C. All necessary precautions shall be taken during construction to protect the existing roof systems on adjacent roof areas which shall remain. No material or debris shall be stored or transferred over any of the roof areas not included in the project scope of work. D. Maintain the building in watertight condition throughout this Contract. Do not permit water to build up on the roof. Provide power hook-ups and pumps on the roof to remove rain that occurs before slopes to drains are achieved. Interior of building to be kept free of water entry of ANY amount throughout the entire roof replacement process. 1. The roofing over each roof area shall be phased to have no more roof area open and/or under construction than can be made watertight at the end of each workday. |
