Description

Repair and Patch Roofs at the James J. Peters VA Medical Center: This Emergency project will patch and restore five (5) specific locations of buildings 100, 105, 106, and 107 recently affected by heavy rains and leaks at the James J Peters Medical Center: - Location 1: The research building roof needs its gravel removed before patch can take place. Removing gravel around the vent area is critical for this patch with no damage done to the roof. Apply a heavy coat of elastomeric roof coating over the existing membrane. Build a dam to perform a flood test. Provide a flood test with 2 inches of standing water over a 24-hour period. There must be a minimum of 8 hours supervision of the 24-hour flood test. Remove the dam and drain water after test is complete to ensure no more leak on the research building roof. - Location 2: The main building roof above the 2B wing needs gravel stones removed as well. There is a tarped machine that is abandoned and needs its tarp removed. Remove gravel 4 feet from the perimeter of the membrane and mushroom fans located near the machinery. Apply a heavy coat of elastomeric roof coating over the existing membrane. Install a new tarp over machinery and strap it down. Build a dam to perform a flood test. Provide a flood test with 2 inches of standing water over a 24-hour period. There must be a minimum of 8 hours supervision of the 24-hour flood test. Remove the dam and drain water after test is complete to ensure no more leak on the main building roof. - Location 3: The main building loading dock has several, repetitive leaks. The existing roof will need all gravel, moss, overgrowth and vegetation growth removed entirely. Contractor to clean and clear out debris from existing drains (4 in total) and completely seal the membrane around the drains. Apply a polyurethane fill to all open spaces that create a visible pocket in roof structure, including edges and all connection points. Apply a heavy coat of elastomeric coating over the existing membrane on the entire roof canopy. Build a dam to perform a flood test. Provide a flood test with 2 inches of standing water over a 24-hour period. There must be a minimum of 8 hours supervision of the 24-hour flood test. Remove the dam and drain water after test is complete to ensure no more leaks are detected on the loading dock platform beneath the canopy roof. This location is of top priority. - Location 4: The CLC building needs a reinforced liquid membrane around the drain in two locations. Apply a fully reinforced liquid membrane around drain locations and apply a reinforced liquid membrane at one vent pipe. Apply a fully reinforced liquid membrane at two lighting wire pitch pockets. The CLC also needs a polyurethane sealant at railing penetration pitch pockets. Apply polyurethane sealant at metal counter flashing by the chapel connection. Fill pitch pocket with new sealant and flash pipes and pocket with reinforced liquid membrane. Apply a new urethane sealant around the mechanical door frame that has a large gap and install new rubber gasket at door bottom. Prepare I beam pillar inside mechanical room and seal penetration with liquid. - Location 5: The Chapel building also needs a reseal and replacement of its outer brick and one of the chapel windows. Provide a man lift to remove and replace sealant around the window frames. The window reinforcement must undergo a water test to ensure no water penetration at this location. Cut point bricks at designated location above chapel window areas where gaps in caulk occur.
