Description

Base Bid: Contractor shall be responsible to provide design and construction services for all labor, material, equipment and supervision to perform all required surveys and site investigations for the Ronald Reagan Refresh project. Contractor shall be required to complete and submit three (3) design concepts (options for finish palettes with samples) for carpet, paint, all ceiling and wall fabrics, and motorized shades/blinds/drapes. Contractor's design shall be in accordance with P100 standards. Ceiling fabric must meet the Flame Spread Index of Class C and all carpet shall comply with the requirements of the DOC FF-1 "pill test" or with ASTM D2859. The Contractor shall complete a pre-renovation hazardous materials survey to verify that no asbestos-containing materials, lead hazards, or other regulated materials are present within the identified areas. Contractor shall be responsible to field verify all measurements for each public space listed below. Contractor shall also be responsible for survey, design, and preparation of all floor items that may be under or part of the carpet design such as expansion joints, transition details, ABAAS (Architectural Barriers Accessibility Act Standards), floor outlets, etc. These items will be integrated as part of the carpet layout with a seamless transition. Contractor shall be responsible to clean and prep the subfloor, when necessary, prior to installation of carpet. New baseboards and ceiling tiles shall be furnished/ installed to match existing. Contractor shall demo existing wall covering (corridors of North Tower, floors 2, 3, 4, 5, & 8) and patch/ repair/ skim coat walls, when necessary, prior to painting. Contractor shall also prime and paint walls using a low VOC water-based paint. Option 01: Amphitheater (Concourse level)- first level Contractor shall demolish and dispose existing carpet, clean and prep the subfloor, and install approximately 8,162 SF of carpet tiles. Contractor shall complete a design to replace the carpet and approximately 200 SF of damaged wall fabric panels. Carpet and wall fabric specifications shall comply with P100 standards. If elected, Option 01 will be awarded within 30 days of the contract award and extend the period of performance by 90 calendar days. Option 02: Amphitheater (Concourse level) Contractor shall demolish and dispose existing carpet, clean and prep the subfloor, and install carpet tiles on balcony levels, approximately 2,000 SF of carpet tiles. Carpet specifications shall comply with P100 standards. If elected, Option 02 will be awarded within 30 days of the contract award and extend the period of performance by 60 calendar days. $1-5 Million *The value for this project is based on a financial range.
