Description

The owner has determined a prequalified list of construction managers. Following the opening of proposals, the proposals will be evaluated, the construction manager at risk candidates ranked in order of preference, and a contract negotiated and approved according to School policy. The Project generally consist of the following: Additions and renovations consisting of cafeteria, kitchen, library, and office space/storage area expansions, or other additions and/or renovations as determined by the Architect's master planning services to the existing PK-12 school facility located at 110 E. Main Street in Cedar Bluffs, Nebraska. ("Project"). PROJECT TEAM. The Project Team will consist of the following: School's Designated Representative. Harlan Ptomey, Superintendent of Schools, Cedar Bluffs Public Schools, 110 E. Main Street, Cedar Bluffs, NE 68015. School's Legal Counsel. Derek A. Aldridge, Perry, Guthery, Haase & Gessford, P.C., L.L.O., 233 South 13th Street, Suite 1400, Lincoln, NE 68508. Project Architect. Beringer Ciaccio Dennell Mabrey, Inc. d/b/a BCDM Architects, 1015 North 98th Street, Suite 300, Omaha, Nebraska 68114, 402-384-6404; the Project Architect's designated representative on the Project Team is Matthew Erion SCOPE OF CM@R WORK. Stated generally herein, the CM@R services for the Project will include normal and customary construction management at risk services as outlined in Appendix C to be provided during the pre-construction, construction, and close-out phases of the Project, including the following: Preconstruction Phase Services: The CM@R will work cooperatively with the other members of the Project Team, and will provide, among other services, cost estimating, budgeting, value engineering, constructability review, scheduling, and preconstruction planning throughout the preconstruction stages, as provided in the Agreement. The CM@R will provide a Guaranteed Maximum Price ("GMP") for the Project as provided in the Agreement. Construction Phase Services: The CM@R shall be responsible to construct the Project pursuant to the construction documents and in accordance with the schedule requirements. The CM@R shall be the primary contracting party on all subcontracts and shall be fully responsible for the means and methods of construction, project safety, project completion within the schedule agreed upon in the preconstruction phase, compliance with applicable laws, and submitting monthly reports of these activities to the School. Subcontracts and any self-performed work will be awarded by the CM@R to qualified vendors using a competitive process, unless specifically allowed in writing by the School. The selected CM@R shall be required to procure and maintain insurance, payment and performance bonds and a GMP guarantee bond, as required by law and the Agreement Scope of Project: The proposed project will involve the following: Additions and renovations consisting of cafeteria, kitchen, library, and office space/storage area expansions, or other additions and/or renovations as determined by the Architect's master planning services. Project Location: The project is located at the Cedar Bluffs PK-12 school facility, 110 E. Main Street, Cedar Bluffs, Nebraska. Budget for Project: The preliminary total project construction budget for all costs for the entire Project is not to exceed One Million Dollars ($1,000,000.00). This project construction budget includes all costs and expenses for the Project, including but not limited to all labor and materials for construction (subcontracted and self-performed), construction manager fees and reimbursable expenses, general conditions/aid-to-construction costs, permits, special testing and any construction contingency. The construction budget does not include any site acquisition costs or architect/engineering fees and reimbursable expenses or owner's contingency.
