Any questions regarding this RFP should be addressed to William Banach in a written format by email within the indicated question and answer period to the address below: Question and Answer Period 10.31.2022 - 11.15.2022 William Banach - Milwaukee County Principal Architect 633 West Wisconsin Avenue Suite 1002 Milwaukee, Wisconsin 53203 William.Banach@milwaukeecountywi.gov The Milwaukee County Department of Administrative Services is requesting proposals from qualified providers for Construction Manager at Risk (CMaR) services to assist and support the design and construction of the Humboldt Penguin Exhibit Enhancement Project (Penguin Project). The scope of work will generally consist of: Preconstruction services including schedule, budget and constructability advice during the project planning and design phases. Providing cost estimating for all project phases. Construction scheduling and phasing. Fast-track components of construction prior to full completion of construction documents to maintain budget and/or schedule. Managing bidding and construction phases. Enter into contracts with contractors to construct the exhibit. Developing, negotiating, and maintaining a Guaranteed Maximum Price (GMP). Being an integral part of the Owner/Design Consultant/CMAR Team. Closing out the project. A. General project description and characteristics. 1. Scope and Space Renovations would include: an expanded public viewing area to increase guest engagement with the species; alignment of the exhibit with current exhibit design standards. Upgrades to the water filtration system, indoor holding, and nesting areas, enhancing the Zoos ability to care for this colony The redesigned exhibit will provide the opportunity for nose-to-nose animal interaction for visitors of all ages, creating meaningful connections between guests and the Zoo penguins. Renovations would create operational efficiencies by incorporating State-of-the-art filtration Reducing water waste Expanding holding facilities to be more accessible for staff. The project is fully funded through the State of Wisconsin Department of Administration in ARPA funds through the Tourism Capital Grant Program. All eligible expenses must be incurred by December 31, 2024. The construction start is anticipated to commence in Fall of 2023. An appropriation of $350,000 is budgeted to begin the design phase of the Penguin Project. The Project has an estimated construction cost of $2.75 Million.
