Description

Generally includes the following: 1. Miscellaneous repairs to apartment unit and common area interiors: a. Patching of wall and ceiling finishes. b. Replacement of loose and/or damaged resilient floor tiles and base. c. New interior finishes in the vestibule. d. Repair and/or replacement of stair railings. e. Abatement of hazardous materials related to finish repairs. f. Miscellaneous cleaning of interior surfaces. g. Repair/replacement of residential casework. h. Repair and refastening of common area wood corridor rails. i. Repairs to and coating of the lower level sloped corrugated roofs j. New entry door between the vestibule and common corridor. k. Replacement of damaged or missing residential appliances. l. Sprinkler system maintenance. m. Video-scoping of the existing below grade sanitary sewer lateral, identification, and repair of damaged sections. Including related excavation and concrete floor patching. n. Replacement of missing and/or damaged plumbing fixtures. o. Replacement of non-functioning electric hot water heaters. p. Replacement of rooftop exhaust fans and exhaust grilles. q. Replacement and relocation of the Elevator Machine Room AC unit, including modifications to the exterior masonry wall. r. Ductwork and trash chute cleaning. s. Replacement of electric wall and baseboard heaters. t. Relocation of the existing intercom system. u. Adding an automatic door operator to the existing entry door. v. Modifications to the existing sliding entrance doors to include push button controls and card access. Includes expansion of the existing card access system. w. Replacement of damaged or missing lighting fixtures and/or illuminated exit signs. x. Addition of an exterior lighting fixture near the main entrance. y. Miscellaneous electrical repairs, including the provision of missing GFCI receptacles where indicated. z. Providing permanent labeling of all existing electrical panels and residential unit load centers, including investigation and confirmation of existing unlabeled circuits and confirmation of labeled circuits.
