Description | Existing Information: H. Winship Wheatley Regional was constructed in 1970 with additions in 1978 and 1983. The HVAC system is split between the lower (1970) and upper (1978/1983) campuses. The lower campus HVAC system is composed of two hot water boilers that serve a two-pipe system. Downstream equipment consists of heating only incremental units (fan coil units, radiators, convectors and unit ventilators) and all cooling is provided by direct expansion unit ventilators, split systems and/or packaged rooftop units. Two former pod areas are now served by gas fired packaged rooftop units and convectors/fan coil units have been left in place. Air conditioning in the remainder of the lower campus with exception of the gym is provided by window AC units, or remote condensers in unit ventilators. The lower campus gym is served by two ceiling hung heating/ventilating units. The upper campus is served by a separate boiler room with a gas fired hot water boiler. This portion of the campus is also served by a 50 Ton water cooled chiller and cooling tower. Water is delivered by a two-pipe system. Downstream equipment consists of unit ventilators, air handling unit (natatorium) and fan coil units. The upper campus gym is served by two gas fired packaged rooftop units. Original controls are pneumatic with some controls having been upgraded to DDC with replacement units. Scope of Work Overview: The scope of work is to replace the upper campus boiler, piping, downstream units (as identified above) in the upper campus, and provide new dedicated outside air units to provide preconditioned outside air to the entire facility. Scope of work also includes full controls upgrade. The existing sprinkler system will need to be extended to the rest of the facility or replaced in its entirety. A full fire alarm upgrade will be required as well. Affected areas in scope would include full ceiling with LED lighting replacement. Additional work also includes flooring replacement, paint, and IT security infrastructure replacement. The project is included in the 2023-2028 capital improvement plan (CIP).
