Description | The City of Lebanon is accepting sealed proposals for a replacement roof for our 112 Hartmann Drive location. OVERVIEW The City of Lebanon is seeking proposals for the replacement of roof for (1) individual building located at the Veterans Facility located at 112 Hartmann Drive, Lebanon, Tennessee. DESCRIPTION OF PROJECT The purpose of this document is to explain work description and job requirements for the purpose of acquiring bids for the replacement of (1) existing roof. BUILDING SPECIFICATIONS: CURRENT CONDITIONS: 1. The building currently has a wood deck roof. 2. The size of the roof is approximately 4,870 sq. feet +/- 3. The roof is approximately very old. 4. 3 ply BUR, mopped directly to deck. 5. 1/2 " wood fiber board 6. 2 ply felt overlay in hot asphalt. 7. The roof is in poor condition at this time. REPLACEMENT NEEDS: Tear-off existing membrane roof systems down to the wood roof deck. Remove and deck over the thru-deck drainage scuppers. The scuppers have rusted through and are allowing water into the soffit area. Remove any unnecessary roof vents, including curbs associated with obsolete vents. Replace any rotten 23/32 plywood decking found. Mechanically attached a tapered iso rigid insulation system of the entire roof deck to create positive drainage the roof perimeter. Tapered insulation will be designed with a 1/8:12 slope. Fully adhere 60 mil TPO membrane over the entire roof area using membrane bonding adhesive. Extend the membrane over the perimeter edge approximately 3 inches. Fully adhere TPO membrane to all curbs, adjacent masonry walls and other vertical surfaces. Seal the flashing membrane to the field membrane using the manufacturer's recommended details. Install new penetration seal pockets and pipe boots around each associated roof penetration. Fabricate and install 24-ga. (white) painted steel edge metal for the roof perimeter. Strip-in the edge metal and seal to the TPO membrane. Install 6" seamless gutters and 3x4 downspouts along the perimeter of the lower roof. Lower gutters will match the same design as the existing upper slope gutters. The gutters will tiein to the existing downspouts routed below grade. New downspouts will be connected to underground drains where they are currently available.
