Description

As a minimum the following task functions will be performed on each component: BOILERS 1. Bidder to check periodically (monthly from October through April) the quality of the boiler feed water. 2. Inspect fireside of boiler and record condition. 3. Brush and vacuums soot and dirt from flues and combustion chamber. 4. Inspect firebrick and refectory for defects. 5. Visually inspect boiler pressure vessel for possible leaks and record condition. 6. Disassemble, inspect, and clean low water cutoff. 7. Check hand valves and automatic feed equipment. Repack and adjust as required. 8. Inspect, clean, and lubricate the burner and combustion control equipment. 9. Reassemble boiler. 10. Check burner sequence of operation and combustion air equipment. 11. Check fuel piping for leaks and proper support. 12. Review manufacturers recommendations for boiler and burner start-up. 13. Check fuel supply. 14. Check auxiliary equipment operation. 15. Inspect burner, boiler, and controls prior to start-up. 16. Start burner, check operating controls. Test safety controls and pressure relief valve. 17. Log all operating conditions. 18. Review operation procedures and owner's log with boiler operator. 19. Prepare boiler for Insurance Inspection. AIR COOLED CONDENSING UNITS 1. Review manufactures recommendation for startup. 2. Energize crank case heater per manufacturer's recommendation for warm-up. 3. Remove all debris from within and around unit. 4. Visually inspect for leaks and repair same. 5. Check belts, pulleys, and mounts. Adjust and change at least one (I) time. 6. Lubricate fan and motor bearings per manufacturer's recommendation. 7. Inspect electrical connections, contactors, relays and operating/safety controls. 8. Check motor operating conditions. 9. Check and clean coil. Straighten fins as required. 10. Check vibration eliminators. Replace or adjust as required. 11. Check compressor oil level. Change oil refrigerant filter drier as required. 12. Check and test all operating and safety controls. 13. Check operating conditions. Adjust as required. CENTRAL FAN SYSTEMS 1. Check and clean fan assembly. 2. Lubricate fan bearings per manufacturer's recommendations. 3. Lubricate motor bearings per manufacturer's recommendations. 4. Check belts and sheaves. (Replace at least one (1) time per year and adjust as required). 5. Tighten all nuts and bolts. 6. Check motor mounts and vibration pads. Adjust as required. 7. Check motor operating conditions. 8. Inspect electrical connections and contactors. 9. Check fan operation. 10. Clean outside air intake screen. 11. Check and clean drains and drain pans. 12. Check and clean strainers, check steam traps and hand valves. 13. Check filter-advancing mechanism. Lubricate and adjust as required. 14. Inspect filters and change two (2) times per year. 15. Check heating and cooling coils. 16. Inspect humidifier. 17. Inspect and calibrate as required all temperature, safety, and operational controls.
