Description

SUMMARY A. Section Includes 1. Tuckpoint roof sides of parapet walls for east portion of the building. 2. Perform brick unit replacement on a unit price basis. 3. Perform concrete vertical surface repairs on a unit price basis. 4. Remove existing wet insulation on a unit cost basis and replace with like polyiso insulation and a 1/2 " layer of primer insul-lock adhesive. 5. Perform concrete deck repairs on a unit price basis where deck is exposed once insulation is removed. 6. Survey existing modified bituminous roof membrane and perform membrane patch repairs on areas that are torn or ripped. 7. Remove the roof down to concrete deck around the existing roof drain in a 4' x 4' area. Install waterproofing in drain and reinstall clamping ring. Install new stainless steel gravel guard around drains. 8. Remove existing flashings and install all new perimeter and projection flashings. Replace sealant joint between existing counterflashing and masonry and coping. 9. Remove existing flashings at overflow scuppers and reinstall flashings. 10. Remove existing flashings at mechanical equipment curbs and reinstall flashings. Raise curbs as needed to meet 8" minimum curb height. 11. Install metal coping facing at existing low stone coping. Metal coping to be powder coated to match limestone coping color. 12. Install aluminum asphalt roof mastic at flashing seams. 13. Aluminize all exposed flashings by roll applying material. 14. Temporarily support all conduits with manufacturer approved rubber supports. Coordinate with owner on removal and temporary storage of roof equipment. 15. Prime and paint all gas lines yellow. 16. Replace any lead penetrations and pipes. 17. Prime the existing roof. 18. Flood and gravel entire roof surface with coal tar-based membrane adhesive and pea gravel. 19. Install stainless steel flashing at lower parapet wall. 20. Remove ladder, prep, prime, and paint, and reinstall ladder. 21. Add ladder extension rod to access hatch. 22. Replace vertical sealant joints at stepped brick wall. B. Alternates 1. Replace all remaining roof drains. 2. Install through wall flashing below original building coping stones. 3. Remove existing low coping and install parapet wall. Refer to Detail 5/S202 Perfront end specificationsproposed substitutions and questions submitted no later than 10 days before bid.
