Description

Provide all labor, equipment and materials to remove two (2) evaporative air coolers and replace with a high- efficiency, roof-mounted (package) unit and an industrial air return as follows: 1. Contractor to remove and salvage to EPISD two (2) evaporative air coolers. Penetrations and existing duct system to be reused. One penetration shall be reused as a supply and one penetration will be used as a return with watertight enclosure. 2. Contractor to install a new rooftop five (5) ton refrigeration package unit (17 SEER efficiency or better product) 208 volt 3 phase with economizers to ensure outside air requirements. New unit shall be equipped with electric heating elements. New unit shall include equipment stands permanently secured to roof deck structural members, flashing, manufacturer’s vibration isolators, and weather deflectors. 3. Contractor to install a new rooftop industrial air return with blower sized to match supply air flow to ensure proper room air pressure. Air return shall include a new filtered aluminum vent grille installed in the ceiling. 4. New supply shall connect to existing ductwork. Existing ductwork shall be cleaned, inside and out. Exterior ductwork shall be wrapped in new foil, faced fiberglass insulation, encapsulated in non-corrosive metal siding R12 minimum, with new metallic foil duct tape to hold insulation in place. 5. Supply discharges shall include new adjustable aluminum registers. 6. Installation shall separate dissimilar metals with protective coatings or pre-formed separators to prevent contact and corrosion. If new roof curb is installed, flashing must be installed to prevent storm water seepag into the roof membrane. 7. New installation shall include connection to an existing Energy Management Controls (EMCS) system, programmable thermostat for manual override when necessary, and a Testing and Balance report to ensure cooling efficiency and consistent air pressure. 8. Contractor shall provide new 208 volt 3 phase dedicated circuits connected to existing electrical and EMCS panels located approximately 200 l.f. from subject area. 9. New circuits shall be installed in new watertight EMT conduit. 10. All electrical work to be performed by a licensed electrician. 11. Completed installation shall be watertight and remain free from rattles, deflections, wind whistles and noise due to thermal expansion and wind pressure. 12. Photographs of the subject area are included (Exhibit A).
