Description | The City of Sunset Hills is requesting the submittal of proposals (RFP) from the real estate community to redevelop a city-owned property at 118 Monica Drive. The property is approximately 0.12 acres in area, located in the Sunset Manor neighborhood just south of Interstate 44 and east of S Kirkwood Road. Developers with experience in residential development are invited to submit sufficient information regarding the proposed home construction, including concept and experience with similar projects. The City of Sunset Hills, a bedroom community with specific commercial corridors, is looking for a developer/builder to construct a single-family home on the site. The Sunset Hills area, which is in the Lindbergh School District, has seen a very robust housing market for many years, which has only been exacerbated in the last few years. As a result, Sunset Hills has exhibited significant residential development in recent years, making available land for development unique. The Project Area is well positioned in location to support a single family residence. The Project Area is one parcel consisting of 5,280 square feet (0.12 acres). The Project Area is 40 feet by 132 feet (40'x132'). The Project Area has setback requirements of 20' front, 15' back and 3' side. The Project Area is the former home of a single family residence. The Project Area has convenient access to S Kirkwood Road, Watson Road and Interstate 44. Current zoning is R-6 Single Family Residential, which permits construction of a single family residence. The project is expected to enhance and reinforce the overall vision of residential construction in the Sunset Manor subdivision of Sunset Hills. The project should assist in increasing residential development, add value and compliment the surrounding area. It should produce long-lasting quality construction that projects a positive community image. Sustainable design elements are highly encouraged. It should also provide quality development that is consistent with the other newer residential construction throughout the City. Developer Qualifications Provide the name, address, telephone numbers, and email addresses of the building team. Identify the individual(s) within the building team authorized to serve as the point of contact for the developer. Provide examples of prior homes completed by the developer/builder that demonstrate high-quality architectural and construction design relevant to the project site. Include, if available: site plans, images of completed projects, total building costs. Provide floor plan and exterior drawings of proposed home that will be built on this site. As much detailed information that can be provided is appreciated. Provide bid amount for property. The City of Sunset Hills will consider each proposal to evaluate benefits of the building value, creation of neighborhood benefit, and the builder's overall ability to accomplish the City's goals. Following the initial review, a candidate may be requested for an on-site interview. Developers who submit proposed building plans must adhere to the goals and objectives of the City. The City places a high value on the following factors, in no particular order of importance: Overall impact to City and neighborhood. A vision that spurs development of surrounding properties. A track record of completing similar projects. Quality architectural and design skills. Understanding of market potential for the vision. This RFP does not commit the City sell the property, to defray any costs incurred in the preparation of a response to this request, or to procure or contract for services. All submittals in response to this RFP become the property of the City. All responses may be subject to public review. The City reserves the right to reject any or all proposals: to select one or more respondents; to void this RFP and the review process and/or terminate negotiations at any time; to revise any conditions and stipulations contained herein, as convenient or necessary; to negotiate fees, rates and financial arrangements, etc. at the appropriate time; to establish further criteria for selection; to ask proponents to submit additional information or evidence to their qualifications and experience; waive informalities in the submittals; and to negotiate with proponents. Selection is dependent upon the negotiation of mutually acceptable contract(s) with the successful respondents. The method of contractor selection has not been determined at this time. |
