Description | This location includes the two story 4,600 square feet former Braza Restaurant site renovated approximately 2003 after sitting vacant for almost 20 years. Originally the site of The Colonial Theater, a Neo-Classical theater which originally opened in the mid 1920's and operated until 1984. Through an active easement agreement, there are 68 non-exclusive parking spaces that are available in the surface parking lot to the rear of the parcel. The former Colonial Theater was renovated for restaurant use in 2003. The two story 4,600 SF building features a main level dining area with seating for approximately 40, bar area with lounge seating and, ADA restrooms. The second Level includes seating with open views for an additional 46 seats; additional office space with restroom and potential function room for parties. The location also includes a full kitchen located in the basement with access via stairs. The property's fixtures, furniture and equipment all remain in place from the previous tenant and can be made available in as-is condition. All proposals shall provide a proposed purchase price. The Fair Market Value of the property as estimated by an appraisal completed in 2022 is $406,550.00 Project Description: a. A narrative describing the project. b. A project schedule with estimated dates of commencement and completion of the project including, but not limited to, the following milestones: i. Funding secured ii. Architectural plans iii. Ground breaking iv. Substantial completion of project v. Opening of facility c. A statement describing the public benefit derived from the project. This should include the estimated number of employees during construction as well as the anticipated number of full-time and part-time positions to be generated by the development and future real estate taxes to be generated by the property. d. Preliminary site and building plans, elevation and drawing depicting the general characteristics of the development. Plans should be in enough detail to evaluate the feasibility of the submission but are not required to be of engineer design quality for the purpose of this submittal. e. Preliminary development pro forma showing total development costs and proposed sources and uses of funds for the project. f. Information regarding the proposed operation of the facility once complete. g. Any additional documentation that would assist in further understanding the submission. There is a scheduled pre-bid conference on site for September 28, 2023 at 10:00 AM. Deadline to Submit questions October 13, 2023 @ 2:00pm The City reserves the right to reject in whole or in part any or all proposals, to waive any informality and to accept the submission of the Applicant determined by the City to be in the best interests of the City. The City has the right to make its selection solely on the review of the proposals or has the option to invite finalist for interviews. |
