Description | This is a budget pricing for the Oxford at Monocacy tilt up project. Budget includes 3 new buildings approx. 480,000 sf with site work, utilities, pervious pavers, underground storm water system, retaining walls, paving, striping, storm, water, sewer, curb, site concrete, landscape, fence, concrete, structural steel, misc. steel, membrane roof, metal panels, rigid insulation, sub framing for panel system, weather barrier, caulking, doors, overhead doors, dock equipment, storefront, curtainwall, CFMF, paint, elevators. sprinkler, MEP. Design Narrative is included with a list of what is base bid and future tenant options, please review carefully. The concept phase of the project includes support of the owner's civil engineer for site development, establishing the preliminary design for the building envelope (Core & Shell) for further study in schematic design, and planning to locate the building's core elements for leasing to future tenants. Oxford Properties is looking for flexibility to offer multiple scenarios for potential tenants. Tenant designs for 1, 2, or 3 tenant scenarios per building were presented. Genesis has provided future fit-outs (see appendix) anticipated to include GMP manufacturing, QC laboratories, warehousing, shipping / receiving functions, administrative, and amenities spaces. Oxford has requested to include structural design to support an equipment platform between the 1st and 2nd levels. This platform will optional and not installed during base building construction. It would be the responsibility of future tenants to provide. Conceptual site amenities and locations were presented and will be developed in conjunction with the selected Landscape Architect, beginning in Schematic Design. |
