Description

FLB is requesting final GMP bids for Phase 1 of the Highland Farms campus Expansion. The scope of work for phase 1 includes a phased demolition of existing buildings, new sitework/utilities, Brookside Commons Building & Brookside Apartments building. The pricing needs to be broken out by Sitework, Brookside Commons, and Brookside Apartments (See phasing plan for explanation of areas). Cost for Demolition should be included as Sitework. Both buildings will be going vertical at the same time but costs needs to be broken out to understand the value of the buildings. Bid packages will be available for subcontractor’s final review on November 30th. This will include a correct BID FORM, subcontractor requirements, a schedule, trade specific information for pricing, etc. Bids are due to FLB on December 7th, 2021. Construction is intended to begin Q1 2022. The Brookside Commons Building (Volume 1 – Highlighted in Light Blue) is a structural combination of steel/concrete/wood. The exterior skin consists of fiber cement siding, aluminum storefront windows, stone masonry veneer, and FAUX wood beams. The building has two occupiable levels (ground floor for the most part is unoccupied except for the kitchen/storage/corridor/lobby) There is an alternate to build out the two large spaces into new classrooms, arts and craft areas and bathrooms. The main first level includes new dining space, prep kitchen space, new bathrooms, an auditorium with a platform, meeting rooms and lobby space. The Brookside Apartment building (Volume 2 – Highlighted in Light Red) is a 3 wood story slab on grade/wood framed structure with fiber cement & stone veneer with vinyl windows and balcony doors. The Floorplan consists of 51,273 SF of living space with 30 units.
