Narragansett Laboratory Building Roof Repair/Replacement

Provide all labor, material, tools, equipment, and supervision necessary to complete the installation of approximately 11,507 square feet (sf) of white 60-mil thick TPO membrane fully adhered & Mechanically fastened overlay roofing system with a minimum solar reflect of .90 (CCRC ASTMC1371), including flashings and tapered insulation as specified herein and as indicated in accordance with the manufacturer’s most current specifications and details to ensure to deliver a roofing systems meeting the requirements in the contract documents supporting the best practices as recommended by the manufacture, NRCA, UL, and ASTM. A. The contract shall provide an engineered taper plan for the installation of the new roofing system. B. The contractor shall raise flashing as necessary to ensure proper elevation of new roof system. C. The contractor shall sump all roof drains to provide proper drainage to minimize any standing water. D. The roofing contractor shall be fully knowledgeable of all requirements of the contract documents and shall make themselves aware of all job site conditions that will affect their work. E. The contractor shall be required to relocate, raise and/or move any obstacle preventing work from meeting all requirements within the contract documents. This shall include connections including but not limited to electrical, plumbing, refrigeration, structural and mechanical. F. The contractor shall ensure/verify roofing surface is completely clean and dry before proceeding with installation. G. The contractor shall install a new roofing system under and around all roof piping, extrusions, rooftop exhaust vents and or any other items located on or penetrating the roof. H. The contractor shall install new perimeter blocking as required to accommodate new insulation heights and to ensure proper drainage. I. The contractor shall confirm all supplied information prior to bid, and Inform COR of any conflicts that will affect their cost proposal. J. Contractor shall tapper roof insulation with 1/8” per foot with a 1/2'” minimum roof board to ensure proper drainage to all roof drains and Scuppers with no standing water. K. Any contractor who intends to submit a bid using a roofing system other than the approved manufacturer must submit for pre-qualification in writing ten (10) calendar days prior to the bid date. Any contractor who fails to submit all information as requested will be subject to rejection.
