Description

The Boston Redevelopment Authority ("BRA") d/b/a Boston Planning & Development Agency ("BPDA"), by its Chief Procurement Officer is pleased to issue this Invitation for Bids entitled "China Trade Building Fire Pump Replacement" (the "IFB") located at 2 Boylston Street, Boston MA. Sub Bids Due 03/01/2023 12:00 All questions should be submitted by email PM to the BPDA Real Estate Administration team at 1.) Gigi Munden at Gigi.Munden@boston.gov and 2.) the Procurement Officer at BPDA.CPO@boston.gov. Any inquiry received by February 15, 2023 for sub-bidders and by March 8, 2023 for general bidders will be given consideration. The project's Scope of Work includes fire pump replacement and the maintenance of fire protection and alarm systems. 1.) Replacement The fire pump replacement, as described in the construction documents, includes removing and replacing the existing fire pump and jockey pump, their respective piping connections, manifold and flow-regulating valves, providing, connecting and programming new fire alarm service points at each valve, replacing the fire pump control panel, providing a new emergency power feed, making all electrical interconnections for the new equipment, providing and installing new Pump Room lighting, and testing the system to the satisfaction of the Boston Fire Prevention Department and masonry and drywall replacement and installations The contractor shall perform all work described in the construction documents prepared by Studio Luz Architects and their sub consultants, Shepherd Engineering (electrical) and VAV International (plumbing). The work shall be sequenced by taking the existing fire pump off-line only while a Fire Watch is present. A new fire pump control panel shall be installed in a new location and the existing will be removed from its location on the foundation wall. 2.) Maintenance The contractor shall furnish all the labor, materials, equipment, services, transportation and supervision necessary for the servicing, repairing, and full preventative maintenance of the newly-installed fire pump and related system components at the China Trade Building, 2 Boylston Street, Boston MA. The work shall comply with National Fire Protection Association (NFPA) regulations and standards and the Boston Fire Prevention Department as required for this building. The building has a fully-addressable fire alarm system installed in 2015. A 7-story open atrium space is equipped with a smoke control system and the building's two main egress stairs have stair pressurization systems. Maintenance, testing and servicing of the fire prevention and fire alarm systems are included in this contract for a one-year period with two (2) additional oneyear extension options, each to be exercised at the BRA's sole discretion. All annual, bi-annual, and quarterly systems testing shall be provided. Batteries shall be replaced and routine troubleshooting shall be included. 3.) Work Allowance A 'Miscellaneous Work Items Allowance' shall be included to cover any additional costs necessary during the course of the contract, such as plug outs/ins generated by the building owner's improvements.
