Assessment and Management of Parking Deck Repairs

SCOPE OF SERVICES • Review the previously performed slab assessment from 2016, to get an understanding of conditions and recommended repairs at that time. • Develop a clear and concise documented assessment of the current conditions of slab cracking and repairs made since 2016; to include conditions and forces that may have led to the issues. • Identify and document the scope of current conditions to include cracks, joint sealant along control joints, at trench drain, closure pours, and crane openings; areas for traffic-grade water proofing. • Determine appropriate plan and construction costs for repairs for items found during the assessment and coordinate this approach with the Town staff. • Develop construction documents to include repair plans, bid quantities, details, and technical specifications and develop set of bid documents to include specifications and drawings to facilitate bidding, permitting, and repair of identified items from the above assessment. • Assist the Town with the prequalification and evaluation of potential contractors, in developing the project description to be used in the Bid Advertisement, issuing, and tracking the distribution of construction documents, and conduct pre- bid conference. • Perform on-site construction review, including pre-construction meetings as well as on-site inspections during the construction process, end of project walk-through and documentation.
