Description | SJCCD’s South Campus Jones Technical Building (S-13) is a two-story building with a precast concrete structure which was originally constructed between 1981 and 1983. The building is situated on approximately 1.4 acres of land on the San Jacinto College District South Campus. The gross building area is approximately 53,224 square feet, and the building is currently being used as an office and classroom space, as well as support for the original campus Central Utility Plant. The building was formerly home to cosmetology, HVAC, and electrical laboratories, and vestiges of those uses persist. The planned work includes: 1. Demolition and disposal of nearly all existing interior improvements. 2. Sawcut and remove selected areas of slab on grade, level and compact sub-grade and pour new floor. 3. Removal of selected second floor double tees, erection of some structural steel. 4. Demolish existing membrane roof to double tee roof. 5. Demolition of most exterior paving. 6. Create new glazed entrances at front and rear of building. 7. Replace all existing exterior windows to the new specified systems. 8. Reconfigure interior volume to conform to programmatic requirements, Designer’s plans and specifications. 9. All new mechanical, electrical, plumbing, conveying, and fire protection systems. 10. Complete replacement of all water and vapor protection systems. 11. All new membrane roof. 12. The final scope of work will likely include electrochromic glazing systems and solar photovoltaic generating modules. |
