Description | 1. PLUMBING Inspection and annual preventive maintenance (PM) for: a. Hot water heaters (electric) b. Water filter replacement c. Hot/ cold-water piping for potable city water (to include electric heat trace in crawl space). d. Restroom facilities/ fixtures for sinks, urinals, toilets, sewage discharge piping from to city sewage system. e. Repair of any noted leaks. 2. HVAC Inspection and annual PM for: a. 5 Window mounted air conditioning units (Bard) b. 1 Central HVAC unit, or heat pump system (Mitsubishi Ductless Split 1.5 Ton Unit). 3. ROOFING inspection for: a. Metal Roofing to identify potential leaks, rust or damaged seams. 4. GENERAL LABOR for: a. Cleaning exterior surfaces on walls, skirting, windows and doors. b. Replacement of damaged ceiling tiles. c. Repair of loose carpeting or floor tile. d. Inspection/ tightening of handrails. 5. ELECTRICAL inspection and annual PM for: a. 110-volt main breaker. b. Light fixtures to include fluorescent starters. c. Replacement of light bulbs d. Electrical outlet and switch covers. e. Fire/ Smoke Detectors (110v hardwired) 6. CARPENTRY inspection and annual PM for: a. Door leveling for correction of sagging or sticking interior/ exterior doors. b. Window inspection/ correction of sticking c. Repair of separated molding/ trim. d. Door locksets that do not lock or latch when closed. e. Inspection/ replacement of weather stripping on exterior doors/ windows. f. Inspect/ repair loose decking/ steps. g. Replace worn non-skid on stair steps and exterior decking. 7. RIGGING/ MILLWRIGHT inspection for: a. Trailer leveling/ true with identified sagging. 8. PRIMER/ PAINTING for: a. Damaged, rusted exterior areas. |
