Description | Project consists of a phased mixed-use development that will include residential, office/laboratory, retail, restaurant, commercial, community space, and parking. The proposed PDA Area will be organized around approximately 2.3 acres of new public open space, and aims to reinvigorate a long, dormant, gated-off stretch of Brookline Avenue with retail, exterior and interior public open spaces, streetscape improvements, wider sidewalks and bike accessibility, and improved circulation for all modes of movement. As of July 2022 this project is in design reviews with the city. It had a design commission presentation on June 21st 2022. Longwood Place is not expected to begin until after the completion of the Simmons Academic Campus Living and Learning Center is complete, in the fourth quarter of 2025. Addresses: 259, 275, 291, 305, 321 Brookline Avenue and 38, 46, 62 Pilgrim Road Phase 1: Building 2 (519,000 GSF) - Research Laboratory; Office; Retail; Community Space Phase 2: Building 1 (622,000 GSF) - Research Laboratory; Office; Retail; Community Space. Building 4 (185,000 GSF) - Residential; Retail Phase 3: Building 3 (424,000 GSF) - Research Laboratory; Office; Retail; Community Space As of February 2, 2023, project recently received the approval of the Boston Planning and Development Agency. A timeline for construction is not yet confirmed. As of March 27, 2023, this project will commence once the Simmons project completes. The first phase of this project is tentatively scheduled for 2026. |
