Comprehensive Elevator and Escalator Maintenance and Repair Program

The work to be performed by the Contractor consists of furnishing all material, labor, supervision, tools and equipment necessary to provide full maintenance services and repairs of every type and description to the elevator systems listed in these specifications. This work shall include but not be limited to preventive maintenance, servicing, repairs, part replacement, testing and modifications as required to keep the elevator systems in a first-class operating condition and to minimize malfunctions and down time. The contract includes emergency callback service and repair callback service. The Contractor shall respond with properly trained, experienced, competent personnel, appropriate and adequate tools, and parts within the required response time. The Contractor shall be responsible to make all adjustments, repairs, part replacements, cleaning, lubricating, etc. required to maintain the elevator systems for continuous operation under preventative maintenance and ordinary wear and tear conditions. The Contractor will not be obligated to make adjustments, repairs, or part replacements as a direct result of negligence, vandalism, or misuse of the elevator systems by persons other than the Contractor and his employees. The initial contract term will be for a period of thirty-six (36) months beginning July 1, 2022 through June 30, 2025 with two (2), one (1) year renewal options.
