Roof System at 455 Grove Street

Perform pre-construction meeting to discuss set up, staging area for equipment and loading of the roof, appropriate work hours, safety and production projections. 1. Set up equipment, materials, safety lines at all roof perimeters and ground loading/dumpster area. 2. The existing downspouts are to be reused in new roof system. 3. Install pre-cut EPS flute filler insulation cover board on roof area. New insulation to be mechanically fastened through the structural purlins as per manufacturer guidelines. 4. Install eliminailers around all outside perimeters of the roof section so that manufacturer approved metal terminations may be installed. 5. Install a new 60mil TPO single ply mechanically fastened membrane through the structural purlins as per manufacturer specifications. 6. Flash all roof penetrations and perimeters according to manufacturer's standard details. 7. Add plywood to all metal panel non-draining parapet walls to make a smooth surface so they can be flashed with membrane per manufacturers specifications. 8. New TPO membrane to wrap all non-draining parapet walls prior to new metal coping being installed. 9. Custom fabricate and install new 24 gauge prefinished gravel stop edge metal at all nondraining perimeter edges. 10. Custom fabricate and install new 24 gauge metal coping at all non-draining parapet walls perimeter. 11. Custom fabricate and install new TPO clad steel drip edge at all draining gutter edge perimeters. 12. All Kynar colors to be selected by the owner from a supplied color chart. 13. Provide a 2-year contractor's workmanship warranty. 14. Provide a manufacturer's 20-year labor and material warranty upon completion and inspection of the new roofing system by an authorized manufacturer's representative. Item 3: Install pre-cut EPS flute filler insulation followed by a 1” polyisocyanurate cover board on roof area. New insulation to be mechanically fastened through the structural purlins as per manufacturer guidelines.
