To excavate down three levels and build up ten stories. They have plans to develop 66 new units of housing in Orange, NJ, and do something interesting at the retail level. A 14,000 SF site located in downtown Orange, NJ. Thanks to the recent rezoning of the area by the Town of Orange, they can take a used car lot and create 66 new units of housing and a large retail space for a grocery store. The area is zoned so that they can build 10 stories, and add 112,000 SF of new construction. 32 Hickory will feature a green roof, balconies and large 1-4 BR apartments with roof gardens. They have developed floor plans for a mix of market rate and affordable housing. 66 units of parking will be located in three basement levels under the new storefront. 32 Hickory will consist of nine residential floors and about 9,400 SF of new commercial storefront. They are courting various large organic food stores. We believe this location would be perfect for a Trader Joe’s or similar style of grocery store. They are about to be approved by the SEC to launch a "Reg (CF)” offering, which will allow us to quickly and legally raise our initial capital through crowd-funding.
