Description

To establish a short list of pre-qualified general contractors to provide a specific set of skills to restore structural stability to a Historic Horse Barn. This 1890`s era barn has had extensive water damage to its structure from a leaky roof. The City of McHenry is seeking specialized carpentry skills to make structural repairs utilizing old growth materials and restoration construction techniques that will be non-distinguishable from the existing materials. Contractor must exhibit a history over the past 10 years of working on and restoring historic structures and have provided similar services on other historic barns. The barn`s structure has been compromised with excessive moisture, signs of mold, and deteriorated structural elements. Structural elements need immediate repairs, replacement, or additional support. The existing wood shingle roof is in extremely deteriorated condition. The roof deck will need substantial repairs and some replacement with reclaimed old growth materials and have an ice and water shield membrane installed as a temporary water proofing solution. Final use of roofing and siding materials will be decided during the course of repairs and will be part of a separate contract. Work will also include repairs to the second-floor decking materials and placement of a temporary plywood work surface during repairs. Repairs to the 8x8 perimeter wood sill will be included in the scope of work. This will prepare the building to be raised up for replacement of the foundation. The new foundation will include reuse of the stone foundation materials. The owner will place a temporary tarp on the building, clean the interior, and clean the structural members of mold. Temporary heating maybe provided to assist in drying out the building. Upon selection of a qualified contractor and negotiation of services, work shall begin immediately. The intention is to make all structural repairs during the winter months. The next phase, under a separate contract, will involve completion of the roof, restoring the exterior siding, trim, and windows and installing new roofing material.
