The scope of services will include assistance to the State during the process of assessment, design, construction, and warranty period. Specific tasks to be performed by the Construction Manager/General Contractor (CM/GC) include those generally performed by the CM/GC construction community where the Construction Manager is also the Contractor. The Hellems building is sited internally on the university campus surrounded by mature landscape and historic stone features. The Construction Manager/General Contractor (CM/GC) will be required to protect the landscape and site features during all phases of construction, working closely with university project management team. Construction access to the project may require specific equipment for tight spaces and additional coordination. Based on the existing site, limited access, and heavy pedestrian traffic, the university is requesting that the Construction Manager/General Contractor provide a detailed plan of their proposed construction site access, as well as site logistics and staging. The Colorado Shakespeare Festival utilizes the Marry Rippon Theatre for rehearsals and performances from the middle of May through the middle of August each summer. The University of Colorado Boulder and the Colorado Shakespeare Festival will be looking to the CM/GC to provide site logistics that allow their program to operate each summer through construction.
