Description 1.To design/build additional emergency egress to meet building code requirements 2.Install additional emergency egress doors in the 1st floor mailroom storage area. The Contractor will provide a design concept to the GSA and USSS for evaluation and consideration for the location and structure of the additional emergency doors. The Contractor will evaluate the existing condition and arrangement of the existing entry/exit portals and submit to GSA a project plan, schedule and proposal to include the cost of design and construction, to improve the emergency discharge capacity to meet code requirements and within the parameters of the scope. In so doing, the Contractor shall perform visual inspections and research of existing documents, plans & data to determine conditions and the engineering analysis necessary to ensure that the selected project can be completed without interruption of schedule, or additional costs due to unforeseen discoveries. CONSTRUCTION: 1. Build wall extending between the two sets of new doors to create a passageway. 2. Install new ceiling grid and tiles (as necessary). 3. Cut the existing exterior and interior concrete walls and construct sufficient bracing for the new exit. 4. Make necessary alterations to the interior concrete floor to make flush with the existing sidewalk. 5. Repair the existing brick facade after installation of new doors to match the existing. 6. Supply and install 2 (two) sets of double doors, one exterior and one interior. Doors must be fire rated steel doors. *Exterior doors must meet USSS security requirements. 7. Finish and paint, (color to match the existing), the new drywall, (two sides). 8. Install cove base to match existing. FIRE SAFETY: 1. Move/install new sprinkler heads to supply adequate sprinkler coverage for new passageway. 2. Life Safety Requirements. Ensure adequate egress capacity is provided for the calculated occupant loads of the 1st floor, and any additional converging occupant loads in accordance with the requirements of NFPA 101. Perform code analysis and occupant load/egress calculations as necessary. 3. Provide code compliance section identifying all relevant applicable design standards, building codes, and NFPA fire protection and life safety standards. HVAC: 1. Install/move HVAC supply/return as necessary to supply adequate ventilation to the new passageway. FLOORING: 1. Properly prepare the existing floors and new VCT as necessary to match existing. ELECTRICAL: 1. Install sufficient lighting, signage, etc. in the new passageway.
