Description | Scope of work will consist of renovations and modernization of existing project and includes, but is not limited to, the following items: 1. Remove and dispose of existing roof shingles, underlayment, inspect roof decking and replace rotten decking. Provide new underlayment, shingles and related items. 2. Remove existing wood trim at gable and provide new wood trim with pre-finished metal wrap. 3. Based on Lead Based Paint test performed in 1999; some of wood fascia and soffit contained Lead Based Paint above the action limit. Some of the buildings had the fascia board and soffit encapsulated and removed of as whole component removal and disposed of and new soffit/fascia installed. As part of this contract, wood trim at the gable louvers is being replaced. The prior test did not specifically test the trim now scheduled to be removed and it is unknown if it contains Lead Based Paint or not; furthermore, it is unknown if this trim was replaced or not in the 2000 abatement project. For the purposes of this contract, the Contractor shall assume that the trim contains Lead Based Paint and is to be removed and disposed of accordingly unless future test confirms that Lead Based Paint is not present. 4. Provide all other work as shown on Plans, in the Project Manual and as required by codes and the local authority having jurisdiction. 5. Photo Scope Review is included in Project Manual. Five Percent shall be based on the maximum bid price, ie: Base Bid plus Unit Prices plus Contingency Allowance plus All Add Alternates. Said deposit shall be retained by the Owner as liquidated damages in event of failure of the successful bidder to execute the contract within ten (10) days after the award or to give satisfactory surety as required by law. (Bid Bond not required if bid is less than $100,000.00.) Refer to provisions for Equal Employment Opportunity and payment of not less than the minimum salaries and wages indicated in the project manual must be paid on this project. A Performance Bond and a Payment Bond will be required for one hundred percent (100%) of the contract price. Bond not required if Bid is less than $100,000.00. Payment will be made on the basis of ninety percent (90%) of monthly estimates and final payment made upon completion and acceptance of work. Questions that arise from the Site Visits are to be directed to the Architect at bids@stognerarchitecture.com. The Owner reserves the right to reject any or all bids and to waive informalities. |
