Courthouse Partial Renovation Phase 1

Construction Manager for the Roofing, Mechanical and Partial Rehabilitation of the Harris County Courthouse. The CM will function as a CM As Constructor (CM/GC). Project Description and Assumptions The proposed project is broken down into several components. Reroofing: The original Harris County Courthouse is a historic landmark building built in 1908 on the main thouroughfare in Hamilton, GA. The Addition was constructed in 1998.Both roofs are in dire need of replacement, thus both roofs should be removed in their entirety and new roofing installed. This will include repairing/replacing rotten wood decking, replacing the interior parapet materials, including substrates on the addition, as well as new coping and trim on both buildings as necessary. Mechanical Replacement: HVAC systems for both buildings are at the end of their useful life and shall be replaced with new energy efficient systems. Peach Engineering has been engaged to design the new systems. There will be updated wiring and controls for the units and ceiling replacement. Structural Repair: The front exterior balcony of the historic structure is in need of repair. Some selective demolish has revealed that the wood floor structure is rotted and needs replacing. This work should be performed to salvage the existing wood railings and columns while replacing the wood floor structure and installing a new roof material over the top of the floor and then re-installing the historic railings. The two canopies each side of the balcony need repair as well. Painting: All previously painted painted surfaces need preparation and new paint. This may also require some EIFS and wood repair. Windows: Window repair and installation of new storm coverings on the historic building. This building is on the National Registry and all work shall be performed in accordance the National Park Service Guidelines for the Treatment of Historic Properties.
