Description | As of November 14, 2022, construction has not started. The project is in design and is in the entitlement process with the Town of Chapel Hill Community Design Commission.This project will go before the Town of Chapel Hill Community Design Commission on November 17, 2022. The Commission is asked to receive and consider a recommendation to Council on this conditional zoning application. Scope: 100 towhomes residences. ____________________________________________________________________________________________________________________________________________________________ Chapel Hill is getting a new townhome development as real estate investors continue to bet on the growing community. Durham architect Richard Gurlitz is developing Homestead Road Townhomes on Homestead Road near the Carolina North Forest and Homestead Park. Gurlitz is preparing the site for 119 lots with the plan to sell the lots to builder Tri Pointe Homes. The townhomes will be a mix of two and three bedrooms with one- and two-car garages. Tri Pointe Homes Land Acquisition Director Amanda Hoyle said each home will have an EV plugin in the garage, all-electric appliances and the ability for future solar panel hookups. Site plans show 16 units will be designated as affordable housing. “The leadership in Chapel Hill clearly understands the town’s need to expand the variety of housing that is needed to support the workforce they want to attract,” Hoyle said. “We have been working with the town, its planning staff, our neighbors and elected officials for over a year now to make sure our community plan on Homestead Road fits within that vision and those goals.” Gurlitz said all of the townhomes will surround a central courtyard that will be a combination of a natural wooded area and a recreation area. There will also be a shade structure with picnic tables, a grilling station and a playfield. Walking trails with exercise stations will run throughout the community. Hoyle said homeowners will have direct access to the walking trails within Carolina North Forest as it borders the community on two sides. Gurlitz said site work will start this summer and will take six to eight months to complete. Hoyle said the homebuilder expects to start construction and sales, which will start in the mid-$400,000s, of the first homes in 2025. Gurlitz said he didn’t have an estimate for his investment in the project, and Hoyle declined to disclose Tri Pointe’s investment. The property sits on 15.65 acres at 2217 Homestead Road and is mostly forested with a single-family home on-site. Gurlitz acquired the property last June for $4 million, according to Orange County deed records. More developers and homebuilders are eyeing areas outside of Chapel Hill's core area. A church is planning a large multifamily development west of Highway 86 and slightly north of the Homestead Road project. Bold Development Group is developing a shopping center, 501 Landing, in south Chapel Hill on the Chatham County side. And UNC Health plans to build up to 10 medical office buildings near Interstate 40 over the next 20 years. |
