Description

To Install a New Roof and Related Labor for Removal of Existing Roof and Installation of a New Roof at the City of Beacon Municipal Center. Scope of Work: Steep Slope Roofs (Approximately 9,000 square feet): Remove and replace steep slope roofs – approximately 9,000 square feet. Remove and dispose of the existing shingle roofing system down to the plywood substrate. Removal of solar panels by others will be done prior to shingle removal. Remove and replace any damaged or deteriorated plywood substrate on a per-unit price basis per square foot. Leave gutter and leaders which are in good condition. Install new 16 oz. cold-rolled copper drip edge at all eave and rake locations. Extend and match overhangs in front of building over flat roofs & extend gutter. Install a new GAF shingle roof system over the prepared roof surface, to include: Two (2) roll widths of Weather Watch Ice and Water Shield (or equivalent) at all eaves and one (1) roll width at valleys and penetrations, Shingle-Mate (or equivalent) deck protection underlayment on the remainder of the roof deck, New 16 oz. cold-rolled copper step and/or counter-flashing where required, Timberline HD (or equivalent) dimensional shingles, nailed six times per shingle. Color to be selected by the City. Cobra Ridge Vent (or equivalent) at ridge locations. Cap off all hips and ridges with TimberTex (or equivalent) hip and ridge cap shingles. New copper-flanged neoprene boots at sanitary pipes. Flat Roofs (5 Areas/ Approximately 9,000 square feet): Remove and discard existing stone ballast from the roof surface. City will provide location next to building within property line to place dumpster, Remove and dispose of existing base flashing with the roofing material, Cut existing EPDM field membrane into 10’x10’ grids, Install one layer of 1/2-inch high-density insulation over existing roofing, Insulation shall be mechanically attached at a rate of 1 fastener per 2 square feet Fully adhere one ply of .060 unreinforced fire-rated black EPDM membrane in accordance with manufacturer’s specifications. Install new flashing system to include: Flash all roof protrusions and wall base flashing with one ply of .060 EPDM membrane, At perimeter edges install EPDM flashing system in accordance with the manufacturer’s specifications, Provide and install new cast iron drain clamping rings and dome strainers at five (5) existing drain locations. Shop-fabricate and install new 16 oz. cold-rolled copper counter-flashing to terminate top of the new base flashing below the existing counter-flashing. Furnish and install 24-gauge Kynar (or equivalent) coated steel snap-on fascia system with welded miters, in standard color, to meet ES-1 wind requirements. Patina Green or Dark Bronze color to match removed metal color. Furnish and install concrete splash blocks with protection mats at upper shingle roof leader locations. Dormers (2 Rounded): Remove existing EPDM membrane at two (2) existing rounded dormers and install new shop-formed 15-¾” flat seam 16 oz. cold-rolled copper panels with all associated copper trim work.
