**As of May 30, 2023, project was awarded to Dunham Associates, Inc. but awarded amount is not available.** Deadline for RFP Questions April 18, 2023 at Noon Respondents will prepare and submit as part of their Proposal, the Targeted Business (TGB) & Community Economic Development Questionnaire that is available to download and submit from the SmartCOMP tool. A Pre-Proposal Meeting has been scheduled for the date and time noted in section 2.1 of this RFP. Attendance at this Pre-Proposal Meeting is Mandatory for prime firms that are interested in responding to this RFP. The University will not accept Proposals from Respondents that are not listed on the Pre-Proposal Meeting Sign-in Sheet that is made available after the meeting via addenda. 1.0 PROJECT INFORMATION 1.1 Background The Board of Regents of the University of Minnesota (the "University") is requesting Proposals to provide professional design services for replacement of switch gear in Keller Hall, located on the east bank of Twin Cities campus (the "Project"). 1.2 Project Description (the "Work") The 13.8KV electrical switch gear located in Keller Hall has been failing. The rated air insulated switch gear at the Keller Hall Building is beyond its useful life. The University, in conjunction with Energy Management, would like to renew and replace the 13.8KV electrical equipment and switch gear. The University seeks the engineering services of an AE Team, led by an Electrical Engineer, who will: 1. Review existing records, plans, drawings, and any other improvements/additions that may have been added in the life of the existing electrical equipment and associated building systems at Keller. 2. Design replacement switch gear and all associated equipment. 3. Provide Schematic Design, including construction and replacement estimates, that will be used to procure the services of a Construction Manager at Risk (CMAR) 4. Work with the CMAR to complete Design Development (DD) documentation and detailed phasing plan for switch gear and associated equipment replacement, including long lead items procurement. The DD documentation will also provide the project Guaranteed Maximum Price (GMP) for the CMAR 5. Complete Construction Documents (CD) that will document the phasing plan to minimize building electrical outages. 6. Work closely with the CMAR during construction, installation, and Construction Administration Phase, per the developed phasing plan of replacements, taking into consideration an occupied building while working closely with Facilities Management. 7. Work closely with the University's Electrical Utilities group to conduct commissioning. Note commissioning plans will not be required. Please NOTE: o All work inside the electric vault must be coordinated with the University of Minnesota Electric Utilities Group. o All shielded 13.8kV cables shall be provided and installed by University of Minnesota Electric Utilities. Unshielded conductors, use for connections between adjacent switchgear bays, shall be provided and installed by the contractor. All cable costs, both shielded and unshielded, shall be included in the budget estimate. o This Project is in an occupied building which means phasing of replacement as well as long lead procurement of equipment will be critical
