Benteen Elementary School Building Improvements

Scope: The Project includes improvements to the appearance and function of the Benteen Elementary School facility. The successful construction manager will be expected to provide all the services included in the standard APS Construction Management at Risk Contract for building improvements. The basic program for the project may include but may not be limited to, the items listed below. Some changes to the classroom layout, function, relationship to other spaces, or changes to the building infrastructure or major systems may be added as the planning process moves forward. Installation of a new building-wide HVAC system and related improvements. Coordinate with the Atlanta Public Schools Commissioning Agent and Test and Balance. Agent on all phases of the project from pre-planning to the conclusion. New building automation system (BAS) in support of the new HVAC system. Structural, electrical, and plumbing modifications as necessary to support the installation of the new HVAC system. Architectural modifications in support of the new HVAC system including new ceilings, lighting, VCT floors, carpeting, painting, etc. Renovation of existing restrooms (new flooring, fixtures, partitions, accessories, etc.). Construction of a new Secure Entry Vestibule. New fire alarm and life safety systems. Modifications to the clock bell intercom system in support of the new HVAC system. Roof replacement. Elevator replacement. New LED monument sign. Tree removal, landscaping, and related site improvements.
