Description | Shingle Roof Repair for Road Prison Tool Room 1. Proper staging of materials. Materials shall arrive onsite in their manufacturers labeling and be kept in a watertight/temperature safe environment prior to installation as per all manufacturers’ recommendations that apply. 2. Remove 300 SF of existing asphaltic 3-tab shingles and underlayment components down to the lumber decking. Edge metal (75 LF) and roof to wall flashings (15 LF) should also be removed and properly disposed of. 3. Once the existing roof system has been removed the lumber decking should be assessed for adverse moisture damages. Any damaged lumber should be removed and replaced with like kind and quality components. In addition to the lump sum bid, the contractor should include a unit price for lumber to accommodate for unforeseen deck conditions. 4. New synthetic underlayment (300 SF) should then be installed atop the lumber deck per manufacturer recommendations. Ensure the underlayment is positively lapped to prevent water bucking. 5. Install new aluminum edge metal (75 LF) along all rake lines and eaves. The underlayment should transition atop the edge metal at the eave or be stripped in with self-adhered membrane or roofing cement. 6. Install 300 SF of new architectural laminate shingles (aesthetics to be approved by owner) per manufacturer recommendations. Ensure fastener attachment patterns are adequate for uplift requirements. 7. New aluminum reglet flashing (15 LF) should then be installed at the shingle roof to CMU penthouse abutment. The reglet should be cut into a CMU mortar joint at a ¾” depth. The reglet cut should then be sealed with an industry standard sealant per manufacturer recommendations. The bottom horizontal leg should be set atop the adjacent shingle. Additional shingles should then be blind nailed atop the bottom horizontal leg of the flashing component. |
