Description

Seeking a General Contractor for Construction Management and General Contractor services to substantially rehab 160 apartments in Thornton at 647 W. 91st Avenue. Maiker intends to use noncompetitive Federal Low Income Housing Tax Credits for this affordable multifamily housing community. The nine 3-story walkup buildings are located near Thornton Parkway and I-25. This affordable housing development includes 60 one-bed, 75 two-bed and 25 three-bedroom units. There will be substantial improvements to the common areas and potentially a new office/community building. In-unit improvements will include new bathrooms and kitchens, including all kitchen appliances (refrigerator, stove, dishwasher and microwave) as well as fixtures. Maiker plans to do extensive civil and landscape work to improve connectivity and outdoor amenity areas. Scope of work may include extensive water piping since leaks of the existing piping have been discovered. Tenants will be living on site during construction, although units under construction will be vacant. Maiker anticipates residents to be relocated within the complex to newly renovated units during construction.
