Description

As of September 19, 2023, this project has not yet been awarded. A timeline for award has not yet been established. Routine maintenance for residential apartments. The Contractor will provide an all-inclusive bid to complete the work required for a fully functioning and code compliant single elevator modernization project for an existing building with 36 residential apartment units. B. For general information only, the Housing Authority's estimated construction budget for this elevator modernization work is $50,000 for the base bid. C. Housing Authority's estimated elevator installation time (actual down time) is 2 to 3 weeks maximum, including interruptions for after hours use by tenants. The project's total contract time period (including shop phase, drawing submittals, equipment production, field mobilization, installation, punch list, and project close-out phase) is as stated in the Summary of Work specification, section 1010 in the Project Manual. Reference item # 33 below for more scheduling information and requirements. D. Additional recommendations and volunteer add-on alternates: Contractor will stipulate in their bid if any additional modernization work is recommended or may be required by code, but not specified in this document. Recommendations shall be based on the elevator contractor's specialized expertise, experience, and concern for system dependability and safety. Provide separate pricing, description of the work, and a priority of need, on the bid form, for any work considered above and beyond what is specified here in the contract documents. Reference the estimated base bid construction budget amount listed above. E. Refurbishment of Retained Equipment: Where called for equipment to be retained and refurbished, retained components shall be examined, cleaned, lubricated, adjusted, and any worn or defective parts replaced as a part of the modernization scope of work.
