Deadline for written questions/requests for clarification. 07/11/23 2:00pm Deadline for finalist submission of written questions and requests for clarification 08/08/23 2:00 PM The Board of Regents of the University System of Georgia ("BOR") as ("Owner"), on behalf of University of West Georgia ("UWG"), ("User") is soliciting statements of qualifications from firms interested in providing professional design services for the construction of a project known as Project No. J-409, "Pafford Building Renovation" at University of West Georgia, Carrollton, Georgia. This Request for Qualifications (RFQ) seeks to identify potential providers of the above-mentioned services. Some firms that respond to this RFQ, who are determined by the Owner to be especially qualified, may be deemed eligible and may be invited to interview and offer proposals for these services. All respondents to this RFQ are subject to instructions communicated in this document and are cautioned to completely review the entire RFQ and follow instructions carefully. BOR reserves the right to reject any or all statements of qualifications or proposals, and to waive technicalities and informalities at their discretion. 1. GENERAL PROJECT INFORMATION Project Background The approximately 43,311 gross square feet (GSF) Pafford Building was built in 1968 as one of the original quad buildings on the UWG campus, and has never had a major renovation. The current inventory is primarily instructional, with 12,651 assignable square feet (ASF) (51%) in general classroom and service spaces that supports a wide variety of instruction in social science, math, language, and interdisciplinary subjects. One instructional lab supports specialty communications disciplines. The remaining 10,869 ASF (44%) is office space, with approximately 72 private and shared office workstations and associated service spaces supporting faculty and staff from the College of Art, Culture, and Scientific Inquiry, University College, and the Office of Research and Sponsored Projects. Renovation will enable the building's space and configuration (which currently lacks the flexibility to support modern instruction and technology) to better support evolving academic programs, course content, and teaching methodology. Project Description This renovation project is intended to address an optimal combination of capital renewal and deferred maintenance needs (e.g., building envelope, MEP systems, interior finishes, vertical conveyance, and life safety) identified in a 2016 Facility Condition Assessment Report. The scope will also include selective space reconfiguration (within the context of a rigid double loaded corridor and heavy CMU interior buildout) to improve the building's functional suitability and effectiveness, as well as the connection of MEP systems to a new district chilled water plant currently under construction.
